New Home – Standard/Base Grade Specifications
CLEARING: Wooded lot cleared 25’ to rear
and front and adequate areas on sides to permit proper grading
and drainage. The remainder of the lot to be left in natural state.
Set back requirements shall govern on all lots.
DRIVEWAY: “Double- Shot”
tar and gravel from street to garage with the width to be 10ft
increasing to 18ft wide at the garage. (Note: the base package
includes an allowance for 100 linear feet of drive. We are also
able to price, at Customer request, any finish they desire for
the driveway).
GARAGE: Two car side or rear entry
garage with electric opener and two remote operators (one on garages
with one door).
WALKS: Exposed aggregate concrete
walk from steps to driveway.
PORCH: Stoops and steps are brick
with aggregate floor. Colonial aluminum railing on stoop except
county porches. Country porches have lattice underneath. All wooded
steps (if applicable) will have closed risers.
LANDSCAPING: The base landscaping
package will include foundation planting on the front of the house
with mulch bed. All others areas disturbed during construction
will be fine graded and seeded with straw applied. The remainder
of the lot will be left in a natural state. There is no warranty
on trees, grass or shrubbery after closing.
FOUNDATION: Masonry with brick
veneer. PVC decorative foundation vents on front of house and
centered under windows. Metal foundation vents (16” x 8”)
are on the three sides.
FIREPLACE: Heat-N-Glo® Model
SL-750 Direct-Vent LP or Natural gas fireplace, painted “Mount
Vernon” surround.
FRAMING: Standard 4” stud
wall construction with TYVEC wrap on exterior walls. Intermediate
structural grade sheathing, truss roof, unless noted differently
on the plans. Subfloor to be ¾” tongue and groove
Advantec . Attic area with walkup stairs (disappearing stairs).
DECK: 12’ x 12’ or
14’ x 10’, per plans, treated wood.
EXTERIOR DOORS: Colonial six-paneled legend textured
steel insulated front door. Other exterior doors are insulated
steel. Aluminum overhead garage door per plan with a 9 Lite pedestrian
door at the Garage (if applicable).
WINDOWS: MW Twinseal Vinyl Double
Hung Windows with insulated glass, grill between the glass and
full screens to be installed at locations indicated on the plans.
STAIRS: Standard pine stairs with
carpeting. Finished oak handrails and/or newel posts with painted
pickets, per plans.
SIDING & CORNICE: Exterior
finishes range from brick, prefinished or custom painted cementitious
siding (IE Hardiplank or equivalent), or maintenance free beaded
vinyl siding with contrasting corner beads. Choice of color, subject
to approval, if home is purchased prior to siding installation.
ROOFING: Dimensional Weatherwood
30 year warranty shingles and copper or baked-on enamel (brown
or black) aluminum flashing.
PLUMBING: Delta faucets on all
sinks, stainless steel double bowl kitchen sinks with garbage
disposal, connection for icemaker hook-up behind refrigerator
space, fiberglass tub/shower combination in hall bath, cultured
marble vanity tops throughout, elongated white water closets.
Deluxe Master Bath with soaking tub and glass enclosed shower
with fiberglass pan and ceramic tile surround. Double vanity in
hall bath where available. Outside spigot at front and rear. Note:
Granite or Solid Surface countertops available as an option.
HVAC: Rheem (or equivalent) 10
seer heat pump sized per plans by HVAC installer. Optional LP
or Natural Gas Forced Hot Air furnace with electric A/C available
in some models according to plan specs.
INSULATION: Sidewall batt R-13
rating, Ceiling blown R-30 rating, slope ceiling batt R-22 rating,
Crawl Space batt R-19 rating.
CABINETS: Choice of 42” Maple,
Oak, White or Cherry cabinets (per plan specs). Cabinets shall
be standard drawer and cabinet configuration as indicated on plans.
Choice of Formica counter tops with custom wood edging. Note:
Granite or Solid Surface countertops available as an option.
INTERIOR DOORS AND TRIM: Six panel colonial molded
doors with 3 ½” painted colonial casing. 5 ¼”
beaded base throughout. Ventilated wire shelving in all closets.
Double chair (3” and 4 ¼” backing) and three
piece crown molding in dining room.

living room and the Master Bedroom. Phone and cable TV pre-wired
in living room and all bedrooms. Phone only in kitchen. Weatherproof
exterior receptacles on front and rear. Bath fans, vented to exterior,
in all bathrooms. Switched receptacles in all rooms without light
fixtures. Front door bell. One exterior post light with photoelectric
switch at the corner of walkway and driveway.
HARDWARE: Schlage “Plymouth”
series door knobs, brass kick plate on front entry door, brass
door knocker with peep hole on front doors, dead bolts on all
exterior doors.
BATH ACCESSORIES: Chrome accessories,
medicine cabinets in full baths. 42” tall plate glass mirrors
above all vanities.
PAINTING: Duron, flat latex “antique
white” on interior walls. Duron semi-gloss “One Coat
White” enamel on interior trim. Duron semi-gloss latex on
exterior doors.
FLOORS: Oak hardwood flooring in
Foyer/Hall, Dining Room, Living Room, Kitchen and Half Bath (when
adjoining Foyer/Hall) with two coats of polyurethane satin finish.
Ceramic 12” x 12” tile in all full baths, and utility
room. When half bath is not off of the Foyer it will have a ceramic
12”x 12” tile floor. Carpeting at all other areas.
